Meriwether Companies is seeking an experienced Independent Sales Director to lead the real estate sales strategy at Coral Mountain, a new luxury master-planned community located in La Quinta, California. Set across nearly 400 acres at the base of the Santa Rosa Mountains, Coral Mountain is a one-of-a-kind development anchored by a championship golf course designed by David McLay Kidd. The community blends world-class design with intentional lifestyle elements, including wellness-focused amenities, multiple dining venues, an expansive racquet sports program, and a refined private club reserved exclusively for residents. With a guiding philosophy centered on social connection, athletic progression, and personal recovery, Coral Mountain represents the first community of its kind to be introduced in the Coachella Valley in nearly two decades.

This offering includes a broad range of residential products tailored to those seeking a sophisticated desert retreat without the formality often found in traditional private clubs. The Sales Director will be instrumental in bringing this vision to life, not only by driving sales but by helping shape the early homeowner and member experience. This role calls for a licensed real estate professional with a proven track record in high-end residential or resort community sales—someone who excels at building relationships, understands the nuances of lifestyle-driven buying decisions, and can confidently represent a property of this caliber to a discerning audience.

This is a 1099 independent contractor opportunity and not an employed position. Candidates must hold an active California Real Estate Salesperson or Broker License and will operate under an independent sales agreement. This role offers the opportunity to lead a high-impact sales effort from the ground up, engaging with qualified buyers, collaborating closely with project leadership, and playing a central role in one of the most exciting developments in the region. Key performance areas include:

Prospective Buyer Interaction & Sales Execution:

  1. Visit, tour, and correspond with potential buyers in a professional manner. Explain benefits and costs of ownership and describe the organization and objectives of Coral Mountain.
  2. Provide consistent follow-up with current prospects and the ability to answer all prospect questions.
  3. Organize and attend weekend and after-hours marketing events hosted by Coral Mountain.
  4. Continually network to identify prospective buyers (and groups of buyers) opportunities.
  5. Conduct surveys (both informal and structured) of existing owners to ascertain areas for improvement which can be used to improve and create new sales.
  6. Plan periodic meetings with early buyers to promote referrals among their sphere of influence.
  7. Work with representatives of Coral Mountain and Meriwether Companies to strategically design events and offerings which would appeal to prospective members.

Sales Process, Reporting & Organization:

  1. Maintain accurate, timely updates in the prospect database (CRM), logging notes after every interaction and site visit.
  2. Lead or participate in regular sales update meetings with ownership; prepare reports on sales status, strategies, and prospect pipeline.
  3. Provide insight to ownership on prospect objections and sales funnel health.
  4. Follow up with prospects who do not move forward to identify any missed opportunities or gaps in offering.
  5. Help compile and analyze information about prospective residents and buyer demographics to guide marketing strategy.
  6. Assist in developing sales-related budget recommendations and identify opportunities for operational efficiency.
  7. Maintain accurate expense tracking and reporting tied to contractor activity.
  8. Ensure that all marketing and communication efforts are accurately reflected in tracking metrics and reports.

Knowledge of Real Estate & Private Club Offering:

  1. Must exhibit thorough understanding of all real estate offerings, club membership plans, programming, and general offering to residents.
  2. Support ownership and project management with insights into the residential and real estate offering at Coral Mountain.
  3. Maintain a database of competitive properties and possess the ability to answer questions related to competitors.
  4. Conceive, develop, and implement the sales and marketing strategy (in conjunction with senior management) including working with outside vendors to create advertising and promotional designs and campaigns.
  5. Attend general employee, department managers, real estate sales, and community meetings.

Professionalism & Community Integration:

  1. Represent Coral Mountain in a manner that reflects the community’s upscale, understated ethos.
  2. Uphold high ethical standards in all interactions and serve as an ambassador for the Coral Mountain brand.
  3. Maintain visibility with prospective residents, early buyers, and partners — both onsite and within the broader Coachella Valley community.
  4. Promote goodwill and positive energy among staff and homeowners to support ongoing sales success through referrals and word of mouth.

Qualifications

  • Active California DRE Salesperson or Broker License (required)
  • 10+ years of real estate sales experience, ideally in luxury residential, resort, or master-planned developments
  • Deep local or regional network of qualified prospects and referral partners
  • Excellent interpersonal skills, with a warm, engaging, and confident presence
  • High level of self-discipline, organization, and accountability; able to work independently
  • Knowledge of the Coachella Valley real estate market is a plus
  • Experience with CRMs such as HubSpot is preferred

Contract Structure & Compensation

This is a 1099 independent contractor role. Compensation will be commission-based, with the potential for an advance draw structure to be discussed during contract negotiations. Estimated earning potential is based on closed sales volume, with commissions ranging between 1.00% and 1.25% depending on lot/home product and pricing tier.
